Utilizing a “Listing Realtor®” (someone who will sell your home)
This is generally a longer-term relationship compared to using a realtor that helps you “purchase” a property. A listing relationship involves a listing agreement and representation of you as a buyer is generally based only on trust, and is not binding. Of course, ideally you can use the same Realtor for both types of transactions. The branding and reputation of a listing realtor as well as the company (Broker) and brand the realtor has chosen are also important to your success. Also, consider you will be talking to this person or their team over a period of time.
Choosing a realtor may particularly be important if you are selling a relatively “high-end” or luxury home. Hiring a discount broker (one known for providing minimal services for minimal fees) in this situation could have an extremely negative impact on your success, as it may unintentionally imply that you are desperate or extremely cost-conscious. This may, therefore, not be the most sophisticated way to introduce an elegant home to the luxury market. Higher-end homes, also, generally take longer to sell and so may require more interaction with a Realtor.
Regardless of whether you are selling a high-end luxury property, first time home or investment property, your Realtor should be someone who understands marketing and can demonstrate this understanding with their experience and your conversations.
