These homes, although less spectacular in some ways other Estate Homes or Luxury Homes, are extremely important and so are “spectacular” in another way. For most first time buyers, and for most people, this price range is their area of affordability and The Gibson Group is proud to help buyers in this price category as much as any other. As most investment counselors or successful people will agree, purchasing your first home is often considered the single biggest, and therefore spectacular, step in advancing ourselves financially. It is a proud and important step, so “spectacular” fits here as much as to any other purchase as we are all people, only in different places and circumstances.
Also, it could be said that buyers of first time homes, and buyers in this category may need more help and expertise in all the different steps of looking for a home or property. First time buyers do not have as much experience as many of our more affluent customers who may have purchased many properties, and so may have much more at stake by placing the bulk of their savings into a new first home. This is a very proud and exciting step for many people and it is a distinct pleasure to share in this, to steer and facilitate ensuring buyers purchase a location they feel safe and enjoy, as well as focus on the features that will be most important to them long term.
This particular market, and our current market conditions, could be said to offer a fantastic opportunity for first time buyers, and investors, in this price category. Many people, due to their use of loan programs, which did not protect them adequately, and may have been ill advised and beyond their comfort level, are selling now. This market condition is to the benefit of many, although painful for those who need to sell. This function of the current “Buyer’s Market” where supply exceeds demand creates some fantastic pricing opportunities. These temporary price drops may allow some people who were only able to afford renting before, to buy now for about the same as they are used to paying in rent, or slightly more, but with huge tax advantages, as well essentially paying themselves rent, instead of to an investor.
In this price range the nuances of the neighborhoods or subdivisions becomes even more important, as some of the neighborhoods may not be appropriate for some people, and may not be as appropriate for raising children. On the other hand, some of the properties and homes have an appeal to buyers who are looking for long-term transitional growth, which generally is found most prevalent in areas where gentrification, or transition to a consistent level has not yet been reached. Investors seeking positive cash flow from purchase of income properties, generally need to consider these price points, multi-family, or commercial apartment buildings in order for combined rents to equal or exceed monthly carrying costs.
