I knew Rick Gibson sold a lot of homes and heard nothing but good things about him, so invited him to meet with me. Instead of suggesting the lowest price possible, he studied the positive features of my home and suggested a price that we could lower over time since I was not in a hurry. He never pressured me, and since he knew how much I needed, he verbally presented offers to me that were too low and then turned them away. After several attempts to find a realtor to work with from a distance, we found Rick Gibson. He was the only person who actually called me back the same day I emailed him. I had been searching for several weeks. He impressed me immediately with his comment “if there is someone out there who knows Fort Lauderdale batter than me, I would like to shake his or her hand.” We live in New Hampshire and had been to Florida numerous times but had not spent any significant time in Fort Lauderdale. So, we were also on a mission to see if this was a place for us. It turned out to be everything we had heard and read about. He did not pressure us, listened intently to our proposed offer and gave us his expert advice. Within the next 3 days we negotiated an affordable price and began our long planned dream to go to a warm climate in the winter. He has a wealth of knowledge and is a very effective communicator. Rick Gibson didn’t meet or even exceed my expectations of what a Realtor does. He completely blew away any and every expectation I ever had!
What began as a simple curiosity to see a rental property listed by Rick quickly turned into an enormous and complex real estate transaction that I cannot imagine anyone else being able to handle. I saw two properties I wanted to buy and could only make it work if I sold my own town home for more than would make sense. There are 31 units where I lived and they were essentially the same, with 2 in short sale around $200,000 asking price. In order to buy the properties I wanted I would have needed to sell for around $245,000. Rick listed it and said he thought he could get $250,000 for me. Four days after signing the listing contract Rick called to arrange two different showings the next day. Having fun with it, he called and asked me how I would feel about $245,000. I asked “Did they offer $245,000?” He replied yes, but he got it to $250,000. This is after their attempt to lowball him based on the two short sales. My thoughts were that during good economic times I have had the #1 listing agents in two counties where I have lived take 2-3 months to sell my homes. Rick had cash offer for nearly full asking price in one week! I am not being brief but in my prior real estate transactions I was led to believe that many things were my responsibility to arrange. Not with Rick! I was like having my own personal concierge at a 5 star hotel.
Rick has assembled a team of individuals who have the same commitment to customer service he does. Whether it’s the home inspector, lender, attorney, repair person, etc. , Rick knows who to call! The greatest resource of all is Rick himself! I ask a lot of questions and regardless of my questions-Rick knew the answers! His answers were immediate, certain, and confident. The man knows real estate. I must have sent volumes of emails and phone calls. Sometimes I got a voicemail but always I would either get an answer or a call back within minutes. Without Rick’s experience, knowledge and guidance I never would have been able to pull this all off. I rarely give testimonials or make referrals to people, but I would heartily recommend Rick to anyone interested in buying or selling real estate.
