South Middle River


South Middle River is so named as its northern border is the Middle River and it is directly across the water from Wilton Manors. Otherwise, South Middle River is bounded on the East by Wilton Drive (NE 4th Avenue, on the West by Powerline Road and on the South by Sunrise Boulevard. This places this fantastic community for first time home buyers directly between Downtown/Las Olas Boulevard, Wilton Manors and Fort Lauderdale Beach, Middle River Terrace, Poinsettia Heights, and Coral Ridge and the Atlantic Ocean to the East.

Certainly this location and relatively low price point contributed to making South Middle River and its primary zip code of 33311 the “fastest appreciating zip code in the U.S.” according to CNN/Money ranker in 20O5. At that time South Middle River was very popular with investors, and is now seeing a transition to owner-occupants, which has slowed the growth, but is indicative of huge potential and positive change. Referred to by some as the “Next Victoria Park”, South Middle River is clearly influenced by the proximity to Wilton Manors and accessibility at more affordable prices to the same amenities.

Many of the homes in South Middle River have been improved to such an extent they may be considered “over-improved” and therefore are a tremendous benefit to buyers who wish to live in the homes. Past trends by investors to “fluff and flip” these homes have created some relative masterpieces at very affordable prices, unfortunately at the expense of many sellers for a limited time until the market corrects and buyer have carefully gone through the varied inventory here and taken advantage of current market fluctuations before they correct back to the advantage of sellers.

Recently, new development with a very large development on Andrews Avenue, a new park on the Northern border of South Middle River, and the building of a new Gay and Lesbian Community Center complement the City of Fort Lauderdale and their master plan to make South Middle River one of the best located and most affordable areas of the City.
