Investing means a lot of different things to a lot of different people. Generally most people consider their homes to be their most important investment however with the economic cycles changing home values so drastically, many have been harmed in this historically safe place to invest…their primary homes.

The market however difficult for some consistently provides incredible opportunities for others and it is well known that most millionaires have made their fortunes in real estate. Currently foreign investing in Florida and South Florida is at record levels and many who are seeing the clear opportunity in the price drops that have been so large are moving money from the stock market and securities to income properties. There are many “types” of investors, but very generally they may be classified into “buy and hold” (for cash flow and equity), “fluff and flip” (for a faster but perhaps smaller return) and those who may be looking for ONLY “cash flow” (annual return on investment). Tax benefits are always an added consideration for all investors.

Gibson Group does not exclusively help people in one way or another however has historically provided a great deal of specialization in working with investor clients. Rick Gibson as a CIAS (Certified Investor Agent Specialist) has sought and obtained specialized training to provide the best support and advice to investor clients possible. As a result, record numbers of multi-family properties and commercial income properties are sold each year by Gibson Group, and a separate company has been opened to manage the properties for investors who wish to be more “hands-off”.

Gibson Group Property Management LLC was formed to acquire tenants, collect rents, manage tenant relations, account for and distribute income, and when necessary evict tenants. As a natural extension to this service there is a renovation component to recommend and implement improvements to client properties using the services of referral contractors. These improvements are based on relatively proprietary recommendations to increase cash flow, curb appeal, tenant occupancy rates, and exit strategies.

The properties listed here are all in the category of what is known as RIN (Residential Income Properties). This is NOT the only type of investment property but consists of duplexes, triplexes and four-plexes. More than four units is classified as commercial income property and otherwise there are also single family.
